The average East Riding home hit a record £220,408 in July, but its 1.6% annual rise was the slowest of all 15 council areas in Yorkshire and the Humber.
The average home in the East Riding of Yorkshire was worth £220,408 in July 2026. That is the highest figure the index has recorded for the district, in a series going back to January 1995.
It is also the slowest growth in the region. Prices rose 1.6% on July 2025, an extra £3,367. Of the 15 council areas in Yorkshire and the Humber, none rose by less.
The figures come from HM Land Registry’s UK House Price Index for July 2026, published on 16 September. Across Yorkshire and the Humber the average rose 3.0%. England managed 1.1%.
A note on the number. The index figure is a mean average of sold prices, adjusted for the mix of homes sold. It is not a median. A few expensive sales pull a mean up, so a typical sale in a cheaper town such as Withernsea is well below it.
A record, but only just
The East Riding average has barely moved all summer:
- May 2026: £220,189
- June 2026: £220,308
- July 2026: £220,408
July is £100 above June, which the index rounds to no change at all. Each of the three is a new high, by a few hundred pounds at most.
So why does the annual rate look weak? Mostly because of last July. In July 2025 the district average jumped 2.0% in a single month, from £212,868 to £217,041. This July is being measured against that jump. In June, which was still compared with a month before the jump, the annual rate was 3.5%.

Semis rose fastest. Flats were the only type to fall, which matches the national picture, where the average flat is down 3.5%.
The neighbours are rising faster
The East Riding wraps around Hull on three sides, and the city is going up nearly four times as fast:
- Hull: £135,511, up 5.9%
- North East Lincolnshire: £147,727, up 6.9%, the fastest in the region
- North Lincolnshire, across the Humber Bridge: £179,954, up 4.5%
- North Yorkshire: £270,463, up 2.5%
- York: £310,781, up 1.8%
The pattern is the cheaper areas catching up. The three fastest risers on the Humber are all cheaper than the East Riding. The dearer places to the north, York and North Yorkshire, are growing slowly too.
The gap with Hull is still wide. An average East Riding home costs £84,897 more than an average Hull one.
Fewer homes are changing hands
Sales counts lag prices by two months. The latest, for May 2026, is 342 sales in the East Riding. In May 2025 there were 473.
The June figure has been revised
The Land Registry keeps adding late-registered sales to past months, so each month’s first figure is provisional. June 2026 was first published as £220,721, up 3.7%. It is now £220,308, up 3.5%. The July figure may move in the same way next month.
What it means for you
If you are selling, prices are at a record, but they have been flat for three months.
If you are buying, the East Riding has cooled compared with its neighbours. The first-time buyer average of £183,735 is up 1.8% in a year, close to the market as a whole.
